Boating

Canals dug around 1954 with concrete seawalls open directly to the Intracoastal Waterway. The Boca Raton Inlet is about five miles south and the Boynton Inlet about eight miles north, with opening drawbridges rather than fixed bridges along both routes.

Beach & downtown

Cross the Linton Boulevard bridge to Atlantic Dunes Park and the ocean in about five minutes. Atlantic Avenue's restaurants, galleries and the Delray Beach municipal beach are about seven minutes north; Mizner Park and The Boca Raton are about ten minutes south.

No HOA

Tropic Isle has no mandatory homeowners association. The voluntary Tropic Isle Civic Association (about $50 a year) maintains the entrance signs, publishes a resident directory and represents the neighborhood before the City of Delray Beach.

Everyday convenience

Delray Place and the Linton Boulevard corridor (Trader Joe's, Fresh Market, Publix, restaurants) are at the neighborhood's northwest corner; Federal Highway runs along its west edge, so most errands are a few minutes by car.

Schools

Tropic Isle is served by the School District of Palm Beach County. Private options nearby include Gulf Stream School, American Heritage Delray, Saint Andrew's School and Pine Crest Boca Raton, all within about 15 to 20 minutes.

Flights

Boca Raton Airport (BCT), about 15 minutes away, serves private and charter aviation. Palm Beach International (PBI) is roughly 30 minutes north and Fort Lauderdale-Hollywood International (FLL) about 35 to 40 minutes south.

Questions

Tropic Isle real estate FAQ

Where is Tropic Isle in Delray Beach?

Tropic Isle is in southeast Delray Beach, south of Linton Boulevard, east of Federal Highway (US-1) and west of the Intracoastal Waterway, bounded on the south by the C-15 canal at the Boca Raton line. The ZIP code is 33483.

What kinds of homes are in Tropic Isle?

Tropic Isle is a single-family neighborhood of about 413 homes on a grid of finger canals dug around 1954. County records show 353 homes on the water, of which 40 sit on direct-Intracoastal or wide-water lots at the eastern ends of the streets; the rest are canal lots with private docks, plus a small number of non-waterfront homes near Federal Highway. The housing stock ranges from original one-story Florida homes to newly built two-story estates of 6,000 square feet and more.

Does Tropic Isle have an HOA?

No. The original homeowners association was dissolved by the developer, and the neighborhood is represented by the Tropic Isle Civic Association (TICA), a voluntary civic association with annual dues of about $50 that funds signage, beautification and the resident directory. There are no mandatory fees, no gate and no architectural approvals beyond the City of Delray Beach.

Can you get a boat from Tropic Isle to the ocean?

Yes. Every canal opens directly to the Intracoastal Waterway. Boaters run south about five miles to the Boca Raton Inlet or north about eight miles to the Boynton Inlet; both routes are spanned by opening bascule drawbridges rather than fixed bridges, so vessel height is set by your own dock, canal depth and the bridges' schedules rather than a hard clearance limit.

How are the estimated home values on this site calculated?

Each home's estimate is its 2026 Palm Beach County Property Appraiser total market value multiplied by 1.21, the median ratio of sale price to county market value across 40 arm's-length Tropic Isle sales recorded between October 2024 and October 2026. Estimates are a starting point, not an appraisal; call Ricky for a personal video market assessment.

How far is Tropic Isle from the beach, Atlantic Avenue and the airports?

The Linton Boulevard bridge and Atlantic Dunes Park beach are about five minutes east; downtown Delray Beach's Atlantic Avenue is about seven minutes north and Boca Raton's Mizner Park about ten minutes south. Boca Raton Airport (private aviation) is roughly 15 minutes, Palm Beach International about 30 minutes and Fort Lauderdale-Hollywood International about 35 to 40 minutes.
